Where do you operate?

We have launched a range of luxurious, superb seafront villas in famous Cyclades islands such as Santorini, Mykonos, Paros and Sifnos. We also have villas in Crete, Rhodes, Corfu and many other islands across Aegean, Ionian and Mediterranean Sea as well as city residences in Athens and Greek mainland. We only work with excellent houses, which in combination with our high local knowledge allow us to guarantee standards.

Why am I being asked to pay a security deposit? When is it due?

The security deposit, where applicable, is being hold onto just in case there are damages in the property. As long as you leave the place in order the manager/owner of the property will return to you the security deposit as soon as your holiday is over. The security deposit must be paid upon arrival and is refundable up to 7 working days after departure day.

Are there any additional costs?

Once you complete booking your holidays, we send you a booking confirmation where the total accommodation amount is clearly stated. That is all you will be asked to pay. For some properties, there are many activities (excursions, daily trips, massage, spa, Pilates etc.) and other services (chef, catering, event planning, drivers etc.) that can be arranged for you with an extra fee. Keep in mind that upon arrival, you will have to pay, where applicable, the security deposit. If there aren’t any damages on the property, this amount will be returned to you by the end of your holidays.

Does the price include VAT?

VAT, where applicable, is included in all our quoted prices.

What happens if I want to change or cancel my booking?

Please inform us immediately if you need to change your booking and we will do our best to help you.

If the changed arrangement is more expensive than the initial booking, then you will be requested to pay the value difference but your deposit remains valid.

There is no charge for names’ change.

If you wish to cancel your booking, the person who made the booking (party leader) must send us cancellation in writing. You will have to pay a cancellation fee which is:

(a) Your 40% initial deposit for cancellations made more than 56 days before the arrival date or

(b) Total 100% of your booking value for cancellations made within 56 days before the arrival date.

This cancellation charge reflects the estimated cost that we incur dealing with your booking. You may be able to reclaim these charges under the terms of your travel insurance policy, depending on the reason of cancellation.

How do I reach and get inside my villa?

Once we receive your balance payment, we will send you detailed directions of how to find your villa. If you are having problems you can call the Local Contact person who will help you arrive. It is important that you notify us of your approximate time of arrival. The owner or the caretaker or one of our representatives will be waiting for you at your villa to welcome you, to give you a complete introduction to the house and leave you the keys.

Why don’t you give out property addresses?

Greek islands don’t have addresses, only locations, so it isn’t easy to pinpoint the exact position of some properties. We can inform you about the nearest village or town, so that you can start thinking about your traveling arrangements and activities to do nearby. If you are interested into finding the exact location of the property, feel free to send us a message.

When can I arrive and depart?

Check-in at our properties is possible from 14:00’ on the first day of your stay. Please do not arrive earlier, since your house has to be cleaned and prepared thoroughly before your arrival. We would be most grateful, if you could confirm this estimated check-in time (or let us know a different time) so that we can ensure someone will be at the villa to welcome you at an agreed time.

Check-out time is by 12:00’ at the noon of your departure day. It is not generally possible to depart after this time. If there are no other guests arriving that day and the owner does not need the house for their own purposes, it may be possible to extend check-out time by a couple of hours.

What is provided with my villa?

On arrival you will find all the beds made up and bath towels for all your party. In many houses pool/beach towels are provided too. The vast majority of our villas have washing machine, an iron and an ironing board. The kitchen is well equipped with crockery, cutlery, cooking equipment and utensils, oven, refrigerator, coffee maker and in some cases dishwasher and microwave oven. Are utilities included?

Electricity, water and gas for cooking and heating are usually included in the rental price.

Please bear in mind that electricity voltage in Greece and Cyprus is 220v-230v (as opposed to 110volts in the US). Most laptops are designed to work at both voltages. If you have an appliance which only works at 110v you should bring a voltage converter with you since they are difficult to find. Take into consideration that American DVD players and discs are "Region 1", while Greek ones are "Region 2", making them incompatible.

Will I be able to have internet access?

The vast majority of our villas have Internet access, either an ADSL connection (with or without Wi-Fi) or a Satellite Internet connection. In a very few more isolated houses, where hi-speed Internet is not available in the area, a 3G Wi-Fi router or a mobile broadband dongle/key is provided. In this case, guests can buy their own SIM data card and top up as they go. To do this you can take the key to the nearest mobile phone shop with your passport.

Do I need to hire a car?

We strongly advise you to rent a car. Our company has a strong collaboration with Hertz car rentals. They have a large fleet of cars all over Greece in special prices. In case you would like us to get you in contact with Hertz, in order to benefit these special prices, you should send us your personal email and we will ask them to help you.

What optional services can I request?

We will be happy to arrange a series of add-ons and enriching experiences for you, including in-villa deliveries, in-house cooking with a local cuisinière, special dinner party, some live music, massage relaxation, babysitting, hair-dressing, private drivers and transfers, excursions, sightseeing, speedboat and yacht hire, car rental and many other services. Just let us know in advance and our team is ready to arrange it for you.

Can you help us book activities and trips while we are on holiday?

Yes! Whether you are looking for an in-house chef for the week, a dream snorkeling trip, daily cruises etc., we can help you book activities and trips – leaving you more time to relax. Just let us know in advance and our team is ready to arrange many extra services for you.

Can catering be organized?

Should you want catering for a special event with many guests or just for the house guests - either for a special evening or throughout your stay - this can easily be arranged with a caterer or a local cuisinière, who will be happy to discuss your tastes and requirements. Just let us know in advance and our team is ready to arrange it for you.

Can we get married at one of your properties?

Yes! Some of our properties could be the perfect venues to host one of the best days of your life. Our professional team could work along with your wedding planner, if you already have one and we could arrange every aspect of the ceremony, from flowers, decoration and catering to transportation and music! We could also arrange a vows renewal for you. Just let us know in advance and our team is ready to arrange many extra services for you.

Is the property suitable for children?

Many of our properties are suitable for children and are rendered as family friendly, with many activities available for kids.

Is the property suitable for guests with limited mobility or disabilities?

We take accessibility very seriously, and believe that limited mobility or disability should not be a restriction when travelling and having vacations. However, every house in our portfolio is different and some are better suited for guests with mobility impairments than others. Once choosing properties, there is a filter available under “Suitable for” section. Check “Elderly People” or “Handicap Accessible” to limit the list of properties only to the ones that are according to your request.

Can I bring my pet?

With the introduction of pet passports your pet may travel throughout the EU. However please check with us to ensure that your villa owner is accepting pets or click on “Details” tab and see “Suitable for” part of each house’s individual page.

Who do I contact if I face a problem or may need anything during my stay?

Our network of villa owners and caretakers is supported by our team of specialists, who are available to ensure that your holiday runs smoothly. Please, do not hesitate to contact them by mail or by phone call and they will solve any problem. These persons’ contact details are provided to you before your arrival.

Do I need my driving license?

You will need to carry a driving license with you whenever you drive. In case you bring your own vehicle, you also must have the vehicle registration document and a valid insurance certificate. Driving system in Greece is the international “right” one. In Cyprus the system is the one of former British Commonwealth countries.
