Booking Terms and Conditions

All bookings are made through TGK LETTINGS LTD. Before paying the amount indicated in the Letting Agreement, please read carefully the following detailed terms and conditions. Upon payment, you agree that the following terms and conditions are read, understood and are accepted without exception by you and your guests.

1. BOOKING

When making a booking, 40% of the rent should be paid by payment order, check or bank transfer within 5 days after receiving the Letting Agreement. Your booking is confirmed upon paying the above mentioned amount within the specified time limit. In case of subsequent cancellation, cancellation fees will be paid in accordance with paragraph 4. We reserve the right to deny booking without any further justification. It is implied that this agreement meets only temporary housing needs and expires automatically upon the end of the leasing period, as specified in the Letting Agreement. If you default on vacating the leasehold property after the end of the leasing period, then you will have to pay a 1,000 Euro fine daily, plus the proportionate rent for using the leasehold property without agreement.

2. PAYMENT OF ΤΗΕ BALANCE

The balance due indicated in the Letting Agreement must be paid eight (8) weeks prior to your arrival. In case we don’t receive the balance till the expiry date, we reserve the right to cancel the booking deducting the deposit. For bookings made within eight weeks of the date of arrival, you will have to pay the whole cost of the leasing period on the date of booking.

3. INSTANT BOOKING

For instant booking, you will have to pay the whole cost of the leasing period. Τhe payment can be made by credit card or bank transfer.

4. CANCELLATION ON YOUR PART

It is agreed between us that in case you wish to cancel the whole or part of your booking or your booking is cancelled by us due to non-payment, then we will be entitled the following percentage of the holiday cost:

· For cancellation made within eight-week period or more prior to arrival, 40% is withheld. (no reimbursable prepayment)

· For cancellation made in a period less than eight weeks prior to arrival, 100% is withheld. (prepayment and balance)

Any cancellations should be sent to us in writing.

5. CANCELLATION OR AMENDMENTS ON OUR PART

Although it is unlikely to make changes to confirmed bookings, it is possible to do so occasionally and you will be notified as soon as possible. If, for any reason, beyond our control, we are not able to provide you with the property you have booked, we reserve the right to transfer you to a similar or better property. The price difference, if greater, must be paid by you, and, if smaller, will be reimbursed by us. However, if this is not possible or in case you do not wish to be transferred, we will cancel the booking and you will have your deposit refunded but we will not be liable for any cancellation charges regarding travel arrangements.

6. MINIMUM LETTING PERIOD

For weekly rates, minimum stay is 1 week, unless otherwise stated.

For daily rates, minimum stay is 3 overnights, unless otherwise stated.

7. ΝUMBER OF PERSONS

Only the persons indicated in the Letting Agreement can make use of the property. The number of guests should not exceed the number of beds as stated in the property information package. Infants in portable cribs can sometimes exceed the number of persons allowed but this should be agreed in advance in writing and should be stated in the Letting Agreement. In case more persons than the stated number are accommodated, we reserve the right to ask our clients to vacate the property.

8. INSURANCE

Extensive travel insurance coverage, including trip cancellation and physical injury is a prerequisite for making a booking. The needed coverage should be purchased when making a booking. Please contact your travel agent, travel counselor or your insurance agent regarding this matter. The payment of the amount stated in the Letting Agreement confirms that you are covered by such insurance.

9. ARRIVAL AND DEPARTURE TIME

Check-in time is from 14:00 to 20:00. Check-out time is till 12:00. Ιn case of flight delays or problems incurred during the trip, clients should contact us as soon as possible. We cannot guarantee check-ins or check-outs beyond the above mentioned time limit, unless they are confirmed by us in advance.

10. DAMAGE DEPOSIT

A damage deposit, as indicated in the Letting Agreement, is payable before the beginning of the tenancy, to cover the cost of any damage to the property or its interior during your stay. The amount is paid upon arrival directly to the owner or the property manager. Υοu will be reimbursed the amount minus any claims on the day of your departure by the owner or the property manager.

11. COMPLAINTS

The descriptions displayed on our website and in our leaflets are accurate and written in good faith. However, we disclaim all responsibility for any modifications made by the owners without our knowledge. Also, we bear no responsibility for the shortage of water supply, gas or electricity, as well as for failure of the swimming pool filtration system. We will make every possible effort to help you and find solutions to these problems as soon as possible. If you have any problems during your stay that cannot be solved by the manager of the property, then you should contact us immediately. If you do not contact us during your stay, it is impossible for us to help you to claim compensation from the owner. The complaints lodged only after the end of the holiday period won’t be taken into consideration. The clients who decide to leave the property prior to the end of the leasing period lose the right to any eventual refund or discount.

12. BEHAVIOUR AND DAMAGES TO THE PROPERTY

The client who agrees on the Letting Agreement is responsible for the proper behaviour of himself as well as his guests. You, as clients, and your guests are responsible for any loss or damage to the property or its interior. You are obliged to report any damage to us (TGK LETTINGS LTD) and pay for the restoration costs or replacement. In case you or one of your guests behaves improperly to the property and its interior, we reserve the right to ask all the guests to vacate the property immediately.

13. ENTERTAINMENT AT THE PROPERTY

Social gatherings and activities involving a great number of guests are strictly forbidden, unless you have our approval in writing. In case you make unauthorized use of the property in this way, we reserve the right to ask all guests to vacate the property immediately and your deposit will be forfeited until all relevant claims are fully evaluated by the owner.

14. DISCLAIMER IN CASE OF GUEST INJURY

Both the owner of the property and our company (TGK LETTINGS LTD) are not liable for any accidents or physical injury of guests during their stay at the property, under any circumstances.

15. POLICY ON CHILDREN

Children are, in general, welcome to our properties. However, some property owners adopt a policy of children’s age limit. You are obliged to notify us whether among the people hosted are any children (and their exact age) before completing a booking.

16. PET POLICY

If you wish to bring a pet with you, please contact us in order to receive the owner’s approval. If your pet is welcome, then you may be asked for an additional damage deposit.

17. SWIMMING POOL

The swimming pool, if available, should be kept clean and ready to use by the staff of the property. If the leasing period is prior to the 1 st June or after the 1st October, you are kindly requested to contact us and confirm if the pool is ready to use. Not all but some properties provide guests with pool towels.

18. CLEANING SERVICE

The property is delivered clean upon your arrival and will be cleaned during your stay, as stated in the Letting Agreement. If you do not leave the property in good condition, the amount of 50 Εuros per room will be deducted from your damage deposit. Change of linen and room cleaning are provided twice a week, unless otherwise agreed at the time of booking.

19. SUPPLEMENTARY DAILY CLEANING SERVICE

Most of our properties provide change of bed linen and bath towels twice a week, unless otherwise stated. In case you need extra cleaning service, please inform us when making your booking. We cannot guarantee availability at any time, but we will make every possible effort to meet your demand.

20. COOKING SERVICE

Most residential properties do not provide you with a cooking service, unless otherwise stated. In case you need a personal chef or a food supplier, please notify us when making your booking. We cannot guarantee availability at any time, but we will make every possible effort to meet your demand.

21. SUPPLEMENTARY SERVICES

Τhe team of TGK LETTINGS LTD will be willing to arrange supplementary services, sightseeing and activities on request. We recommend that any supplementary services should be booked in advance (at least 6 weeks prior to your arrival).

22. WATER AND ELECTRICITY SUPPLY

Please note that some of our residential properties are located on small islands with serious drοught problems. Thus, water is a good that should be wisely used during the summer months. If you face water shortage, we will make every possible effort to fix the problem as soon as possible. Electricity supply can also be cut, usually for a short period of time. However, we cannot be held liable for any problem caused by other factors beyond our control.

23. TELEPHONE AND INTERNET SERVICES

It should be noted that some of our residential properties do not have phone or Internet services, unless otherwise stated. In this case, we suggest that you travel with at least one mobile phone. When Internet services are provided at the property, we cannot guarantee that we will be able to restore Internet connection in case a technical problem beyond our control, such as a defective landline from the local telephone company, occurs.

24. PHOTOGRAPHS

Photographs taken at the property cannot be used or sold at a profit without our written authorization and the owner’s.

25. VALUABLES

Valuables that remain at the property are the clients’ responsibility. Neither we nor the owner (and the staff of the property as well) can be held liable for their loss.

26. LAW- JURISDICTION

In case you do not adhere to the above-mentioned terms and conditions, you agree that any disputes will be settled in the courts of the Republic of Cyprus.
